The Opportunity

Own the most recognized pier on the Atlantic.

Five acres of developable American history. Set directly on the world-famous Atlantic City Boardwalk, the Steel Pier is that rarest of offerings: a piece of developable American history extending straight into the Atlantic Ocean.

At $85 million, it gives a buyer something almost impossible to find on the East Coast - true oceanfront acreage with the rights to build on it - paired with a built-in helipad, formerly approved condo-hotel entitlements, and more than a century of story.

The pier structure measures 150 feet wide and 965 feet long, anchored 90 feet into bedrock that remained intact through Superstorm Sandy. A perpetual riparian grant permits extension up to 2,850 feet into the Atlantic. The approximately 40,000-square-foot front building, including the sky bridge and roof, carries an easement into the adjacent Hard Rock Hotel + Casino, and a 25% expansion of the existing pier footprint can be completed.

"How often does someone get to own a piece of the ocean? That's exactly what this offers. The Steel Pier isn't just five acres on the most famous boardwalk in the world - it actually offers the chance to own the Atlantic itself and build something unforgettable on top of it. There is nothing else like it on the East Coast."

Ryan Serhant, Founder & CEO, SERHANT.

Why Now

Atlantic City is in the middle of a comeback.

This is not speculative. The numbers are already moving.

18M
Visitors per year to Atlantic City, making it one of the most visited destinations on the East Coast
$362M
Economic impact from meetings and conventions alone in 2025
$1B+
Casino industry capital improvements invested over the last five years
$26M
Boardwalk reinvestment project recently completed, improving the infrastructure around the pier

Casino revenue is at record highs. Hard Rock, Ocean, and Borgata ranked among the highest-grossing casinos in the country in 2025. The Tropicana just opened a new tower. Air access to Atlantic City is expanding. A $26 million Boardwalk reinvestment project was just completed.

Competing vacant boardwalk properties - the former Atlantic Club Casino Hotel, Trump Plaza - are also marketing for redevelopment. The corridor is repositioning. Steel Pier sits at the center of it, connected to the Hard Rock by sky bridge, with entitlements already in place and a perpetual right to build into the ocean that no other property on the Atlantic Seaboard has.

The property was recently appraised at $87 million. It is listed at $85 million. Something almost impossible to find on the East Coast is available right now.

A Vision for the Waterfront

What the riparian grant makes possible

A concept study by WATG examines vessel berthing alongside the pier, with the riparian grant extending 2,850 feet beyond the existing structure. Space enough to imagine an entirely new waterfront program built around the pier itself.

Renderings credited to WATG, dated August 26, 2019. They illustrate one possible use of the riparian area and carry no approvals.

History & Momentum

A Century of Story

Originally constructed in 1897 and opened in 1898, the Steel Pier was once billed as the "Showplace of the Nation," stretching nearly 2,300 feet at its peak and drawing crowds through Atlantic City's heyday as a great American leisure capital. Rebuilt with steel-reinforced concrete in the late 1980s to hold a fifteen-story complex, the site has served as a filming location for The Long Kiss Goodnight, The Bounty Hunter, Five Dollars a Day, and television series including Cake Boss.

The opportunity arrives as Atlantic City enters a new era of momentum. New residential projects are reshaping the surrounding blocks, including Kushner Companies' Caspian Point, K. Hovnanian's South Inlet townhomes, Colosseo's Chelsea townhomes, and the Residences at the Orange Loop.

"This is a generational asset that calls for a generational buyer. With SERHANT's reach, we're taking it to a national and international audience of hospitality, entertainment and development groups who understand exactly how rare an oceanfront canvas like this is. Now, it's time for someone with a bold vision to carry it forward. It deserves a next chapter as big as its history."
